Mat-Su Valley
The Matanuska-Susitna Valley, commonly referred to as “The Valley” is located 45 minutes north of Anchorage via the Glenn Highway. There are three incorporated cities within the Borough: Houston, Palmer, and Wasilla. In addition to these cities, there are several unincorporated communities and 25 Borough-recognized community councils.
The Matanuska Valley, spreading over 23,000 square miles, was settled by agricultural homesteaders in the 1930’s. To this day, there is a strong agricultural presence still in the community. The low population density and large land spread encourages homeowners to enjoy an endless supply of possibilities with readily available land.
If you’re deciding between a home in Anchorage and a home in the Mat-Su Valley, there’s some things you should know. Homes in the Valley are known for being more affordable when comparing the same home in Anchorage. Because of this, many people live in the Valley and commute to Anchorage for work. It’s estimated that almost 40% of the valley population commutes daily. But, Wasilla and Palmer are also self-sufficient communities. Both have the same grocery stores, many notable restaurant chains, and other businesses that are important to the community’s infrastructure.
The Valley is known for its close proximity to outdoor recreation. Surrounded by towering mountains, huge glacier valleys, fish-filled rivers and lakes, abundant Alaska wildlife, hiking country, scenic camping and quaint frontier communities – the Mat-Su Valley is what many visualize when they think of Alaskan living.
